Cedar Park (Williamson County) –A Dallas-based developer managing the multi-family portion of a mixed-use development project cleared a zoning hurdle, after a favorable recommendation Tuesday from the Planning and Zoning Commission.
The 21.49-acre property will be zoned from General Business (GB) to Planned Development Mixed-Use (PD-MU) zoning.
A 5.46-acre portion of the land also received a land use change from local office/retail/commercial (LOC) to high-density residential (HDR) for the multi-family portion of the project.
The site is undeveloped and is located southwest of East Whitestone Boulevard and North Vista Ridge Boulevard at 2230 E. Whitestone Blvd. in the eastern part of the city.
Paul Vangrieken with GenCap Partners Inc. will develop the multi-family aspect of the project consisting of 330 units.
Vangrieken told the commission he expects the apartment project to be 60% to 65% one-bedroom with the rest two- and three-bedroom units.
The overall project is called Shops at Vista Ridge. However, a developer for the commercial side of the project was not named in city documents or at the commission meeting.
Kelly Grossman Architects, of Austin, released a site plan that showed an apartment development with three interior courtyards, adjacent to a five-level parking garage with 570 parking spaces, a retention pond and five retail buildings.

The buildings will include a 70,500 square foot three-story office building, a 14,000 square foot retail building, a 15,500 square foot retail building, a 5,500 square foot building and a 7,000 square foot building. squares.
